Although 2014 is a seller’s market it does not mean that you have to put little or no effort to sell your home. Buyers will have to compete to get the house that is just right for them but they have also learned what to look for and will not settle for anything less than perfect.

Home prices are expected to rise in 2014 but they must also be equipped with the latest must haves to attract the attention of the Georgetown real estate buyers. To stay on top of the game these are the latest features that buyers want and expect for 2014:


Smarter size and space:

Bigger does not always mean better, and buyers have learned this. In fact many buyers are downsizing for practicality purposes. Of course a smaller house may not be practical at all. That is why buyers will pay close attention to the set-up of the house, and the functionality of each room. For example a compact kitchen that maximizes storage and smaller bathrooms that optimize lighting, efficiency and privacy are key designs.

Potential for changing the space:
Baby boomers are entering their golden years and they make up a big portion of home buyers. They are looking for spaces that can easily accommodate future changes to allow them to age in the place. For example open concept floor plans are a must, occupants with mobility, vision and other age related issues prefer more open spaces. Kitchens should offer user friendly features, such as touch faucets. Furthermore, homes that have a bathroom and bedroom on the first floor will be in higher demand. Larger bathrooms are favored since grab bars can be easily fitted.

Energy efficient features:
Just a few years back the typical home buyer was satisfied if the home was equipped with good insulation and energy efficient appliances. Today this is not enough; on top of this Buyers are looking for more holistic approaches towards energy efficiency. Natural ventilation through energy efficient skylights, solar powered water heaters, and installing intelligent controls for lighting and heating/cooling systems and remote controlled solar powered blinds are a must. These upgrades not only have to be energy-efficient but they also have to look nice.

2014 is a seller’s market but this does not mean that your house will get sold without putting any effort into it.
